Modern Whole Home Makeover.  Complete gut with 6 Additions.

This complete amazing makeover of a 70's two story into a modern home with much of the interior opened up was designed by the homeowner.  I helped the new homeowner see the vision he had for this home.  I first created an as built model and then made an initial design based on all the design ideas he had which included 6 additions.  4 versions later after lots of fine tuning, the complete 3D model was done.  From there, layout sheets are used to make a complete set of architectural plans for getting bids from subcontractors, obtaining building permits, and guiding construction. I also wrote extremely detail specifications in order of construction in plain English so the homeowner understand every aspect of this project.

Custom New Home

This project was done for a architect who was trying to move away from hand drawings,  The design was a bit complicated for a two story house because little of the second floor was directly supported by the floor below.  So there was alot of offsetting support beam and structures needed.  The also was a screen porch and a front entry porch that required special detailing to show off its post and beam construction

Complete Home Makeover and Second Story Addition With ADU

This early 1900's house had lived a hard life and seen many different layouts as boarding house and appts.  Now the new owner was going to take the worst house in the neighborhood, and turn it into a mid century modern by adding a second story , completely redo the main floor and finish off the basement.  Getting a plan approved from the city for an internal ADU and dealing with hardcover issues and other issues was a challenge requiring 3 variances.

Homeowner wanted to enclose existing deck with screen porch and create second open porch below at basement walk out for entertaining.
